Application documentations required for personal hypothecation

1. The personal loan applicant should provide the following documentations:

•  Photocopies of applicants and their spouse' identity cards, certificates of registered permanent resident (or valid visa), and certificate of marriage (not applicable for single applicant).

•  Applicants' statements of income

•  Applicants' resume

•  Evidences of usage for the hypothecation of mortgage (i.e. contracts, invoices, etc)

•  Other related documentations

2. Reversed hypothecation applicants need to provide the following documentations:

Photocopies of identity card, certificate of registered permanent resident, and statement of personal income


3. Mortgage hypothecation applicants or impawn reversed hypothecation applicants need to provide the following documentations:

£¨ 3 £© Statement of agreement of impawn among all the property owners

Remark: Photocopies of documentations are not enough, while the original copy is also needed. We will send back the original copies to applicants after checking.

Application documentations required for enterprise hypothecation

•  Documentations required for applications of enterprise loan.

•  Photocopies of ¡°operating license for business corporations¡± or ¡°business license for enterprises as legal persons¡±, photocopies of ¡°license of registered public institutions¡± for those non-enterprise institutions, valid statements of other related applicants and other related permission certificates.

•  Photocopies of the Artificial Persons' valid certificates of personal identity (i.e. identity card, foreign passport and valid visa) and their personal resumes.

•  Photocopies of enterprise strategies and policies, certificate of enterprise code, certificate of registered enterprise taxpayer, and the original copy of Asset Evaluation Report.

•  Photocopies of enterprise loan certificate, certificate of bank account permission, and enterprise's basic business bank account.

•  Financial statements of current year and previous three years, have to be authorized by certified accounting firms or certified Auditing firms.

•  Applicant's certificate of trust grade: for those enterprises with trust grade AAA or AA, the photocopy of ¡°Certificate of Trust Grade¡± is necessary, while the certificate is issued by ShangHai Committee of Trust grading; for those enterprises with trust grade A or below, they need to provide any certificates issued by financial institution for the evaluation of their trust grade.

•  For construction and fitment enterprises, photocopies of qualification certificate are required. For those special industries, providing the Permission of Operating is necessarily required .

•  Introduction of enterprise products and enterprise organisational structure and system .

•  For foreign-funded enterprises, certificates of permission for foreign investment, certificate of foreign exchange management, and foreign exchange bank account are required. And for foreign trading enterprises, certificate of foreign trading is also required.

•  Photocopies of ¡°operating license for business corporations ¡± and enterprise strategies and policies

•  Enterprise's annual statements for the previous three years and current year's financial statements

•  Photocopies of enterprise loan certificate, and basic business bank account.

•  Photocopy of enterprise's certificate of registered trust grade

•  Statement of hypothecation agreement among all the enterprise shareholders (signatures of all the shareholders and the company stamps are both required)

•  Other related documentations

•  Mortgage hypothecation enterprises or impawn reversed hypothecation enterprises need to provide the following documentations

•  Photocopies of ¡°operating license for business corporations ¡± and enterprise strategies and policies

•  Identity certificate of the enterprise's Artificial Person

•  Original certificate of the holding guaranty's property right

•  Statement of Mortgage agreement among all the enterprise shareholders (signatures of all the shareholders and the company stamps are both required)
